Velux Loft Conversion

About This Project

A Velux-style loft conversion that added a generous third bedroom to this semi-detached home in Hounslow, providing much-needed extra living space for a growing family. The existing roof structure was reinforced with new timbers where needed, and three large Velux roof windows were installed — two on the rear elevation and one on the front — to maximise natural light and ventilation throughout the day. The entire loft was insulated to current Building Regulations standards using mineral wool insulation between and over the joists, with a vapour barrier to prevent condensation. The floor was strengthened with engineered joists to support the additional load of a habitable room. We designed and built fitted wardrobes along both eaves, making excellent use of the low headroom areas that would otherwise be wasted space. Each wardrobe features hanging rails, adjustable shelving, and soft-close hinged doors, all finished in white satin to match the room's décor. A full electrical circuit was installed from the consumer unit, including LED downlights on a dimmer switch, double sockets on each wall, and a dedicated lighting circuit. A new radiator was connected to the existing central heating system with thermostatic valve control. The new staircase was built in softwood, designed to fit within the existing landing layout without compromising space on the first floor. Plastering, painting, and carpet fitting completed the room.
